18 Unit Development - Osborne Park
This project is a combination of three
strategies; Strata Subdivision, Rejuvenation and Development. The aim of this
project is to provide affordable housing close to the Perth CBD with easy
access to main transport links.
Each of the existing units will be extensively renovated
internally and the exterior of the building will be modified to provide a fresh
modern looking complex. The street front of this building will be revitalised
using a combination of extensive landscaping and texture coating of external
brickwork. Along side the existing units, 8 new units will be developed. This will consist of 6 one bedroom units and 2 two bedroom units, bringing the total number of units to 18 on this site.
In terms of a residential project, this property represented a
relatively complex undertaking due to the fact that there are a mix of old and new units. The original units were currently tenanted and required significant cosmetic rejuvenation prior to being released back to the market. To improve the project returns and provide the most flexibly when selling the finished product, the decision was made to stage the strata subdivision and development of the original and new units.
